A finished bathroom: green brick-bond tiles behind a round brass mirror, a white basin and a grey vanity, marble-look porcelain on the side wall

The house we know best

The narrow bathroom over the kitchen.

Most of the houses between Beech Road and Wilbraham Road were built around 1900 with the bathroom squeezed into the back addition, over the kitchen: about 2.1 by 1.9 metres, a bath along the long wall, a basin and a WC fighting for the rest, and the hot water tank in a cupboard in the corner. We have refitted more of them than any other room in Manchester.

Take out the tank when the combi goes in, turn the shower to run across the end wall, hang the WC off the wall, and the same room has a walk-in shower, a basin you can stand at and floor you can see.

What we do

One team, from the floorboards to the silicone.

A bathroom is four trades in a room the size of a lift. We employ all four, so nobody waits for a plumber who is on another job and nobody blames the tiler for the plasterer’s walls.

  • Full bathroom refits

Stripped to the brick and rebuilt: pipes, wiring, boarding, tanking, tiles, sanitaryware and the last bead of silicone.

    From £7,200
  • Walk-in showers

The bath out and a low tray or a tiled floor in, behind one fixed panel of glass. The most asked-for job in Chorlton.

    From £5,200
  • Wet rooms

The whole floor tanked and laid to falls into a linear drain, so the room is the shower. Joists checked and stiffened first.

    From £11,500
  • Small and awkward rooms

Back bathrooms in terraces, sloping ceilings in loft en-suites, box rooms turned into shower rooms. We draw the layout for free.

    Free layout
  • Tiling only

Walls and floors in metro, zellige, porcelain or mosaic, for kitchens too, on boarded or tanked walls set to tolerance.

    From £55 per m²
  • Tanking and waterproofing

A cement board and membrane system, taped at every corner and pipe, with a leak test before a single tile goes on.

    From £380
  • Underfloor heating

An electric mat under the tiles on its own thermostat, so the floor is warm at seven in the morning and off by eight.

    From £650
  • En-suites and cloakrooms

A WC and basin under the stairs, or a shower room in the corner of a bedroom, with the soil pipe and the macerator question answered.

    From £3,900

How a refit runs

Fifteen working days. One team. On your fridge.

Before we start you get this calendar, with every day and every trade on it. It goes on the fridge, and we keep to it: a working toilet every night but two, the street swept every evening, and a text from Jess at the end of each day with a photograph.

Ours is the narrow bathroom over the kitchen that every house on the road has. They took the bath out, put a walk-in shower across the end and the room feels twice the size. Fifteen days, exactly as the calendar said.

They lifted the floor, found two joists that had been notched to nothing, sorted them, and still finished on the Friday. The schedule came on a fridge magnet and they stuck to it.

Mum can’t step over a bath any more. Level floor, a seat, a rail where she wanted it, and the tiler took the time to show her the controls twice.

I wanted zellige and two other firms tried to talk me out of it. These lads laid it tight, mixed the boxes so the shades sat right, and it is the best thing in the house.

Sloping ceiling, a window in the wrong place and a soil pipe on the far wall. They drew three layouts at the kitchen table and the one we chose fits like it was always there.

Booked them to tile a bathroom someone else had plumbed. They found the walls were out by 9 mm and boarded them before starting rather than tiling over it. Straight lines all the way up.

Questions

Asked at the kitchen table, every week.

Anything else, ring Jess on 0161 496 0382 or call into the showroom.

Our bathroom is the small one over the kitchen. Can we have a walk-in shower?

Almost always. The back bathroom in a Chorlton terrace is usually about 2.1 by 1.9 metres, and a 1400 shower tray across the far end with a wall-hung WC and a slim basin fits with room to spare. What decides it is where the waste can run, so we lift a floorboard at the design visit and tell you there and then.

How long will we be without a bathroom?

A typical refit is fifteen working days, and we keep a working toilet every night except the two in the middle of week one. If you have no other loo in the house we can hire a cabin for the drive or the yard; it is on the quote if you want it.

Where does the skip go on a terraced street?

Most terraces have no drive, so we use a skip bag that is collected the day it is full, or a skip on the road with a permit from Manchester City Council, or Trafford Council for Stretford, Old Trafford and Sale. We apply, we pay, and it is in the price.

Is zellige practical in a shower?

Yes, if it is laid tight and sealed. Zellige is handmade and every tile is a little different, so we mix the boxes before we start, keep the joints to 1 to 2 mm and seal it before and after grouting. It needs resealing every couple of years, which we will do for you.

Do we need permission from the council?

Not for a like-for-like bathroom. New electrics in a bathroom are notifiable under Part P, which our electrician self-certifies, and moving a soil stack or adding a window can bring in Building Regulations. If any of it applies we tell you at the design visit and deal with it.

What if you find asbestos?

Textured ceilings and old floor tiles in houses of this age sometimes contain it. If we suspect it we stop, have a sample tested by an accredited lab, and if it is positive a licensed contractor removes it before we carry on. It is rare, and it is never a surprise on the bill: we tell you the cost before anything happens.

Do you supply the tiles and the suite?

Either way. Most customers choose from our tile library on Barlow Moor Road and we order at trade price. If you have found your own tiles we are happy to lay them, and we will tell you how many boxes to buy so there is enough for the cuts.
